  • Cost of utilities- Utilities can cost hundreds of dollars per month. Finding the average utility cost of a property will help you determine whether or not you cover the cost of the utility bill.

  • How much you can rent the property for- Do some local research and compare properties for rent and how much they are asking for. You can also look at the local properties for rent and see if they cover utility bills in their monthly rental payments.

  • Other surprise costs- There are plenty of surprise costs that are associated with renting a property from repairs, maintenance fees to insurance fees. Do your research and be realistic about what you can afford.

There are great options for “side hustling” in a real estate agency. Side hustling is basically extra money that you can make on the side of your regular job.

  • Be a virtual assistant- With people relying on technology more than ever, the demand for virtual assistance is continuing to grow. You can become a virtual assistant for a real estate agent and make extra money while sitting on the couch. 



Honestly, there are so many side hustle opportunities in the real estate realm, it really depends on what you are good at, how much you want to make, and what makes you happy.

Unfortunately, some states require you to have a Real Estate Broker license in order to become a property manager. Some states require you to have a property management license and some require no license. You also will need the skills necessary as described above in order to do your job properly and efficiently.
